With regards to a particular individual name Ravi who posted a comment on our blog and used a different Alias on other sites to re-post similar comment. Under the advice of our lawyer, we would like to make a formal reply to Ravi.
Below is Ravi’s comment (in “R”) and our response to him (in “D”).
First of all, we would like to thank Ravi for his initial interest with QUBE. We also want to thank everyone for the opportunity to clarify the matter.
R: When QUBE was initially launched and press coverage done, it was mentioned that the 70% units has been sold and the completion is expected in 2013 … a couple of year later, the number of sold units still remains at 70% and the completion year extended to mid/end of year 2014. Works on the site has not been much ever since the project launched.
D: For the progress of the site, please visit the real site of QUBE before a judgment made. Currently we’re just revamped our website, please refer to our site progress.
Yes, indeed, we have secured more than 70% in sales and of course those left are mostly Bumi units and some corporate lots.
QUBE has a “pre-launch” in Aug’2010. The expected completion date is year 2014 which is stated in all S&P. For anyone who is interested, you’re welcomed to have a look of the copy at our Sales Office, addressed at No. 6-G, Jalan Tengku Ampuan Zabedah D9/D, 40100 Shah Alam, Selangor. We have no idea why Ravi would think that we can have an earlier completion date, and we also have no idea if Ravi misread or misquote the S&P.
R: Banks are not keen in the project, and the few banks that provide the loan, their rate is terrible.
D: Banks that are in our panels are CIMB, Bank Islam, Bank Muamalat, etc.
I am sure everyone aware that, the loan approval is very much depended on the potential buyer’s credibility. We have buyers secured loan for approval of 90%+5% 85%, BLR -1.7%, BLR -2%, etc. Based on the bank’s assessment of Ravi’s situation, he is only eligible for an 80% loan approved which he deemed too low and rejected.
We truly sympathize with Mr. Ravi’s situation and throughout the whole ordeal have been assisting him in his loan applications. But we cannot dictate the bank’s decision.
R: Interested buyer, are not being provided with good assistance in securing the property, thus leading to buyers eventually requesting for refund.
D: We always provide good service to potential buyers. Unfortunately, sometimes we have to turn down the purchases, usually due to loan approval.
R: I’ve also requested for refund and till this date, none of the QUBE developer staff/ owner/ director has reply on the status.
D: Dear Ravi, under the advice of our lawyers, we have chronicled all records of our interactions with every potential buyer, for the purpose of inoculating against any dispute. We have records showing that the mortgage consultant, our admin staff and manager has been dealing with Ravi’s matter. Please find the chronology of the events:
24 May 2011 : Purchaser (Ravi) made booking.
9 June 2011 : Mortgage consultant submitted full document for loan application.
15 June2011 :Loan approved for 80% from Bank Muamalat. Ravi declined and wanted a better loan Margin & rate. So, developer requested the mortgage consultant to appeal. (This is the first time we helped you to re-apply)
30 June2011 :Bank has informed than the loan has been approved for 85%. Letter of offer will only be issued when the bank officer visit your office in Seremban. And this has been communicated to you by our mortgage consultant & officer via SMS.(We still have the SMS records)
17 July 2011 :You wrote in to cancel the purchase. (This is the first time you requested a cancelation.)
28 July 2011 :You emailed us to get in touch with you ASAP & also sms to our mortgage consultant that you would like to continue with the purchase. On the same day, our administrator requested you to get another set of your documents ready for loan application for another bank. (This is the second time we helped you to re apply)
5 Aug 2011 :Your agent sent us an email saying that you would like to apply from CIMB.
8 Aug 2011 :You emailed us to cancel & ask for refund. (This is the second time you requested a cancelation.)
9 Aug 2011 :We emailed you that the procedure of the refund process. We also checked with you whether you have any loan rejection letter.
26 Aug 2011 :We emailed again to remind you of whether you have any loan rejection letter. Because you didn’t reply our Aug 9’s email.
27 Aug 2011 :You emailed us that you would like us to confirm that you don’t have any loan rejection letter and asking for refund.
6 Sept 2011 : We emailed to inform you that your cheque is ready for collection.
R: As long as the developer is still showing no assistance in after sales. I believe not many buyers will come to purchase this property as they are afraid of the same would happen to them.
D: We have to disagree with Ravi on 2 points here. One, there’s no sales yet because Ravi has repeatedly cancel his purchase. Two, as you can see from the chronology of events, we have been providing all legally-possible assistance to Ravi because we believe customer is always right. As long as Ravi still wants to purchase our lot, we will not hesitate to help him re-apply for the 3rd and 4th and any other subsequent times. We are a professional developer and we are committed to our clients, but we cannot bend the rules and regulations just because we want the business.
