Formal Reply To Ravi Comment Dated 24/08/2011

Dear All,

With regards to a particular individual name Ravi who posted a comment on our blog and used a different Alias on other sites to re-post similar comment. Under the advice of our lawyer, we would like to make a formal reply to Ravi.

Below is Ravi’s comment (in “R”) and our response to him (in “D”).

First of all, we would like to thank Ravi for his initial interest with QUBE.  We also want to thank everyone for the opportunity to clarify the matter.

R: When QUBE was initially launched and press coverage done, it was mentioned that the 70% units has been sold and the completion is expected in 2013 … a couple of year later, the number of sold units still remains at 70% and the completion year extended to mid/end of year 2014. Works on the site has not been much ever since the project launched.

D: For the progress of the site, please visit the real site of QUBE before a judgment made. Currently we’re just revamped our website, please refer to our site progress.

Yes, indeed, we have secured more than 70% in sales and of course those left are mostly Bumi units and some corporate lots.

QUBE has a “pre-launch” in Aug’2010.  The expected completion date is year 2014 which is stated in all S&P. For anyone who is interested, you’re welcomed to have a look of the copy at our Sales Office, addressed at No. 6-G, Jalan Tengku Ampuan Zabedah D9/D, 40100 Shah Alam, Selangor. We have no idea why Ravi would think that we can have an earlier completion date, and we also have no idea if Ravi misread or misquote the S&P.

R: Banks are not keen in the project, and the few banks that provide the loan, their rate is terrible.

D: Banks that are in our panels are CIMB, Bank Islam, Bank Muamalat, etc.

I am sure everyone aware that, the loan approval is very much depended on the potential buyer’s credibility.  We have buyers secured loan for approval of 90%+5% 85%, BLR -1.7%, BLR -2%, etc. Based on the bank’s assessment of Ravi’s situation, he is only eligible for an 80% loan approved which he deemed too low and rejected.

We truly sympathize with Mr. Ravi’s situation and throughout the whole ordeal have been assisting him in his loan applications. But we cannot dictate the bank’s decision.

R: Interested buyer, are not being provided with good assistance in securing the property, thus leading to buyers eventually requesting for refund.

D: We always provide good service to potential buyers.  Unfortunately, sometimes we have to turn down the purchases, usually due to loan approval.

R: I’ve also requested for refund and till this date, none of the QUBE developer staff/ owner/ director has reply on the status.

D: Dear Ravi, under the advice of our lawyers, we have chronicled all records of our interactions with every potential buyer, for the purpose of inoculating against any dispute. We have records showing that the mortgage consultant, our admin staff and manager has been dealing with Ravi’s matter.  Please find the chronology of the events:

24 May 2011 : Purchaser (Ravi) made booking.

9 June 2011 : Mortgage consultant submitted full document for loan application.

15 June2011 :Loan approved for 80% from Bank Muamalat. Ravi declined and wanted a better loan Margin & rate.  So, developer requested the mortgage consultant to appeal. (This is the first time we helped you to re-apply)

30 June2011 :Bank has informed than the loan has been approved for 85%. Letter of offer will only be issued when the bank officer visit your office in Seremban. And this has been communicated to you by our mortgage consultant & officer via SMS.(We still have the SMS records)

17 July 2011 :You wrote in to cancel the purchase. (This is the first time you requested a cancelation.)

28 July 2011 :You emailed us to get in touch with you ASAP & also sms to our mortgage consultant that you would like to continue with the purchase. On the same day, our administrator requested you to get another set of your documents ready for loan application for another bank. (This is the second time we helped you to re apply)

5 Aug 2011 :Your agent sent us an email saying that you would like to apply from CIMB.

8 Aug 2011 :You emailed us to cancel & ask for refund. (This is the second time you requested a cancelation.)

9 Aug 2011 :We emailed you that the procedure of the refund process. We also checked with you whether you have any loan rejection letter.

26 Aug 2011 :We emailed again to remind you of whether you have any loan rejection letter. Because you didn’t reply our Aug 9’s email.

27 Aug 2011 :You emailed us that you would like us to confirm that you don’t have any loan rejection letter and asking for refund.

6 Sept 2011 : We emailed to inform you that your cheque is ready for collection.

R: As long as the developer is still showing no assistance in after sales. I believe not many buyers will come to purchase this property as they are afraid of the same would happen to them.

D: We have to disagree with Ravi on 2 points here. One, there’s no sales yet because Ravi has repeatedly cancel his purchase. Two, as you can see from the chronology of events, we have been providing all legally-possible assistance to Ravi because we believe customer is always right. As long as Ravi still wants to purchase our lot, we will not hesitate to help him re-apply for the 3rd and 4th and any other subsequent times. We are a professional developer and we are committed to our clients, but we cannot bend the rules and regulations just because we want the business.

We are very open to any constructive suggestion or feedback so that we can provide our upmost service to our clients.  For Ravi’s case, we have compiled all the emails or documents and we welcome any public who would like to know more, please visit to our sales gallery at No. 6-G, Jalan Tengku Ampuan Zabedah D9/D, 40100 Shah Alam, Selangor. Tel: 03-5518 8333

We also would to hear from anyone if you have any feedback with our project.  We value your feedback and of course, with true fact and data.

Regards,

QUBE

Good Security Is Everything!

One of the major needs of every human being is security. In Maslow’s hierarchy of needs, the second most basic level is security. Security needs are important for survival. For instance, a desire for stable employment, health insurance, safe neighbourhoods and shelter from the environment.

When property is installed with a good security system, its value will definitely increase. Adding an alarm system, installing monitor cameras, or placing an external bright light can make tenants feel secure and drive thieves away. In the eyes of an appraiser, these items mean more for your property value.

There is a high trend of people placing emphasis on security as the main factor in making purchase decisions. This is more so with the ever increasing crime rates in Klang Valley. Malaysians have been bombarded with news reports on break-ins, sexual assaults and road bullies in the previous years. We don’t need news reports to let us know the escalation in crime rates. Most of us have either fallen victim to criminals, or know of friends and relatives who have. Security has become a prized commodity. It is for this reason that developments with high security are increasing in popularity with Malaysians, despite the hefty price tag.

Qube has taken the security concerns of buyers into account. It comes with 24-hour sophisticated, multi-tier security system. There is CCTV surveillance on each office floor, retail area, car park and common area; with delegated access to the special corporate floor. In addition, the high speed modern lifts provide large passenger capacity. Other safety features include individual access card, modern turnstile card access, WIFI, WIMAX with Fibre optic backbone, as well as no ‘dead spots’ for maximum reception. Moreover, compared to shop lots, Qube as an office building has a better hand in controlling security. All these will assure customers, adding to the value and profitability of your business.

Location, Location, Location

When you choose investing in real estate, sound knowledge of the location is a vital factor. “Location, location, location” is probably the oldest saying in the area of real estate. Location is important, as it determines the capital growth/cash flow of a business. One has to ensure the real estate in Malaysia has easy accessibility to local amenities such as schools, shopping centres, transport, culture, restaurants, parks and recreational opportunities, among many others.

The reason why location is so important is that once you have purchased property, you cannot move it. It is this inflexibility that causes location very important to get right. Qube is located strategically, at the north-west intersection between the Federal Highway and North-South Expressway Central Link (ELITE Highway). Moreover, it is within 5 minutes driving distance to Batu Tiga KTM Komuter Station.

In addition, Qube is surrounded by established amenities such as Tesco Extra, Giant, Management Science University (MSU), Pan Pacific Hotel, Kelab Shah Alam, Darul Ehsan Aquatix Club, Shah Alam Stadium, Malawati Indoor Stadium, Go-Kart Track and MBSA Extreme Park. All these are only less than 5 minutes’ drive away. Nearby located, is the most sophisticated industrial area – Glenmarie. This is a prestigious industrial area, as well as a high end residential area.

Another factor that is as equally important as location is accessibility. To successfully be noticed by your target market, you must be easily reachable. Time is of essence. Most people have no time searching for your business address, unless your product or service is truly coveted. Qube is the first building that has obtained direct Federal Highway access approval from Lembaga Lebuhraya Malaysia (LLM). This is definitely good news for buyers since it is now convenient to link directly to the Federal Highway to and from Qube. The Federal Highway is also one of the highest used routes in Malaysia. Thus, this will bring in crowds from the high traffic, ensuring Qube remains highly profitable.

Qube is located in Shah Alam, which is a very well planned mega city. There is little traffic compared to PJ and KL, as well as hardly any traffic jams. In addition, it is truly a prestige to be in the capital of Selangor. All these further highlight the excellent location of Qube. Qube takes into account both location and accessibility as its key features, making it stand out among other property developments.

Feng Shui

Feng Shui is an ancient art, as well as a way of life. Feng Shui is used to achieve a better quality of life. From the aspect of Feng Shui, achieving a “better quality of life” refers to promoting a healthier, happier and wealthier life.

Qube
is designed with the use of Feng Shui, by well known expert Professor Master David Koh. Currently lecturing at Jiao Tong University in Shanghai, he has regular well-followed Feng Shui columns in The Star newspaper. Master David Koh has implemented good Feng Shui principles in several large shopping malls in Malaysia including KLCC Convention Centre, Mid Valley and Pavilion.

According to Master David Koh, “This building’s orientation and design taps on the living energies in the vicinity to enrich the owners, operators and the dwellers’ prosperity.” Taking Feng Shui principles into account, any property in Malaysia which is situated at the concave of a river will be prosperous. Qube is located at the concave of Damansara River, which is similar to Mid Valley’s Klang River. This river passes through a part of Mid Valley, and is known as a “Jade belt”. Jade belt water is very favorable. This occurs when water curves and circulates around the property. It is sentimental water which is highly auspicious for wealth. One should face the Jade belt water or road to direct the qi to your property.

Roads are vital causes of qi energy, particularly for those in modern city environments. Big roads with plenty of traffic generate stronger qi compared to a small lane. City roads exert great qi strength, but highways are usually even stronger. The Federal Highway fronts Qube. The highway exceeds 100 000 vehicles traffic daily. Thus, the qi energy of Qube is increased, leading to wealth and prosperity.
