Location, Location, Location

When you choose investing in real estate, sound knowledge of the location is a vital factor. “Location, location, location” is probably the oldest saying in the area of real estate. Location is important, as it determines the capital growth/cash flow of a business. One has to ensure the real estate in Malaysia has easy accessibility to local amenities such as schools, shopping centres, transport, culture, restaurants, parks and recreational opportunities, among many others.

The reason why location is so important is that once you have purchased property, you cannot move it. It is this inflexibility that causes location very important to get right. Qube is located strategically, at the north-west intersection between the Federal Highway and North-South Expressway Central Link (ELITE Highway). Moreover, it is within 5 minutes driving distance to Batu Tiga KTM Komuter Station.

In addition, Qube is surrounded by established amenities such as Tesco Extra, Giant, Management Science University (MSU), Pan Pacific Hotel, Kelab Shah Alam, Darul Ehsan Aquatix Club, Shah Alam Stadium, Malawati Indoor Stadium, Go-Kart Track and MBSA Extreme Park. All these are only less than 5 minutes’ drive away. Nearby located, is the most sophisticated industrial area – Glenmarie. This is a prestigious industrial area, as well as a high end residential area.

Another factor that is as equally important as location is accessibility. To successfully be noticed by your target market, you must be easily reachable. Time is of essence. Most people have no time searching for your business address, unless your product or service is truly coveted. Qube is the first building that has obtained direct Federal Highway access approval from Lembaga Lebuhraya Malaysia (LLM). This is definitely good news for buyers since it is now convenient to link directly to the Federal Highway to and from Qube. The Federal Highway is also one of the highest used routes in Malaysia. Thus, this will bring in crowds from the high traffic, ensuring Qube remains highly profitable.

Qube is located in Shah Alam, which is a very well planned mega city. There is little traffic compared to PJ and KL, as well as hardly any traffic jams. In addition, it is truly a prestige to be in the capital of Selangor. All these further highlight the excellent location of Qube. Qube takes into account both location and accessibility as its key features, making it stand out among other property developments.

    When QUBE was initially launched and press coverage done, it was mentioned that the 70% units has been sold and the completion is expected in 2013 … a couple of year later, the number of sold units still remains at 70% and the completion year extended to mid/end of year 2014.Works on the site has not been much ever since the project launched.

    Banks are not keen in the project, and the few banks that provide the loan, their rate is terrible.

    Interested buyers, are not being provided with good assistance in securing the property, thus leading to buyers eventually requesting for refund.

    I’ve also requested for refund and till this date, none of the QUBE developer staff/ owner/ director has replied on the status.

    As long as the developer is still showing no assistance in after sales .. i believe not many buyers will come to purchase this property as they are afraid of the same would happen to them.
